Consultation & Briefing

1–2 weeks

Every project starts with a conversation. We visit your site, understand your requirements — room programme, budget range, functional needs, aesthetic preferences, and regulatory context. This phase establishes the project charter that guides all subsequent work.

Conceptual Design

3–4 weeks

Our architects transform your brief into spatial solutions. We explore 2–3 concept layouts with different approaches to massing, orientation, and spatial flow. Vastu considerations, parking requirements, and bylaw compliance are factored in from day one — not retrofitted later.

Estimation & BOQ

2–3 weeks

Before construction begins, you see every number. We prepare a comprehensive Bill of Quantities covering materials (brand-specific), labour, overheads, and margins. Our BOQ is structured for transparency — line items, unit rates, subtotals. No lump sums, no ambiguity.

04

Sanctioning & Approvals

6–12 weeks

Our in-house approvals team prepares submission drawings in PMC / PCMC / PMRDA / MMRDA / CIDCO format, compiles documentation, calculates fees, and files the application. We manage the process through plan-checking, address objections, coordinate site inspections, and track the application until the Commencement Certificate is in hand.

Construction Execution

With approvals secured and the BOQ agreed, construction begins under structured project management. Our site team manages daily operations — material procurement, labour deployment, quality testing, and progress documentation. Weekly reports keep you informed; milestone billing keeps costs controlled.

Quality Assurance & Compliance

Ongoing

Quality isn't a final checkpoint — it's continuous. We conduct cube tests, slump tests, steel verification, plumb checks, waterproofing tests, and finishing inspections at every stage. Material certificates, test results, and compliance records are maintained throughout.

Handover & Completion Certificate

2–4 weeks

The final phase includes punch list preparation and clearance, as-built drawings, utility connections, and formal handover documentation. We also assist with the Completion Certificate / Occupation Certificate application — closing the regulatory loop completely.
